Home Warranty is the Victorian Government’s statutory scheme for eligible domestic building work, providing protection to homeowners when eligible work is incomplete, defective or non-compliant. What is Home Warranty?

Mandatory Threshold: Home Warranty applies to eligible domestic building work valued at more than $20,000 for eligible contracts signed on or after 1 July 2026

Cover types: Incomplete work, Defective work, Non-compliant work, Builder unable or unwilling to complete or rectify eligible work, Maximum assistance of up to $400,000 per home (subject to eligibility, limits and exclusions)

Home Warranty commenced in Victoria on 1 July 2026 and replaced Domestic Building Insurance (DBI) for new eligible domestic building work.

Home Warranty may provide broader protection than the previous DBI scheme, including where eligible work is incomplete, defective or non-compliant and the builder is unable or unwilling to complete or rectify the work. It is not limited to circumstances where a builder has died, disappeared or become insolvent.

For eligible work, cover may apply for up to 6 years for major defects and 2 years for other defects and non-compliant work, subject to the applicable requirements, limits and exclusions. The maximum assistance available is $400,000 per home, subject to eligibility, limits and exclusions.

What happens to existing DBI policies?

DBI continues to apply to eligible work covered under the previous scheme. If your DBI Certificate of Insurance was issued before 1 July 2026, your existing DBI policy continues under its original terms and conditions and does not transfer to Home Warranty.

Builder Requirements

Builders undertaking eligible domestic building work must comply with the BPC’s registration and financial requirements.. Home Warranty applications and related insurance activities are managed through the BuildVic portal, which is separate from the BPC registration portal.
